Patch 6.3 of FFXIV introduced several new wards for private buyers, however, you need to meet certain requirements in order to purchase a plot.
Final Fantasy XIV (FFXIV) is an exhilarating video game that takes place in the fictional world of Eorzea. You can create and control a character to explore the world, complete quests, and participate in activities.
You can purchase, or bid on, a house in FFXIV. Patch 6.3, which was released in January 2023, released new wards for private buyers, but several players are uncertain about which wards are available for private buyers.
Patch 6.3 in FFXIV
Square Enix, FFXIV’s developer, regularly updates the game. On 9 January 2023, it released the patch notes for patch 6.3. This patch follows the Warrior of Light as they continue their quest alongside the mysterious Zero in the main scenario.
The patch introduced a wide range of other activities, including new trials, a new Crystalline Conflict arena, and new custom deliveries among other things.
Players can now swim in water, and diving will become possible when certain special conditions are met.
You can also collect new Ophiotauroskin Treasure Maps, explore the Shifting Gymnasion Agonon, and craft new items in the company workshop.
FFXIV: Which wards are for private buyers?
Patch 6.3 introduced a range of new features to FFXIV, including new wards for private home buyers.
Moreover, six new wards with corresponding subdivisions have been added to all districts, which means that there is a total of 12 new wards available per district.
Plots in all new wards are available for purchase through the lottery system and apartments have also been added to all the wards. When entering the lottery for an unrestricted plot, you may choose their free company or private plot classification.
Although the update was released early in 2023, some players are still uncertain about which plots and homes are available for private buyers.
Wards 10 to 24 are available for private buyers in all worlds in the Dynamis and Materia Data Centers, in addition to Phantom, Sagittarius, Alpha, and Raiden.
In other worlds, wards 7 to 20 and wards 26 to 29 are available for private buyers as well as for free companies. However, wards 21 to 24, and ward 30, are only available to private buyers.
Before you can purchase land as a private buyer, you need to meet the following specific requirements:

It is worth noting that the prices of plots remain the same, regardless of whether you are a private buyer or a free company buyer.
How to purchase a plot
When you have decided which plot you want to purchase, you can select its placard, which is at the plot’s entrance.
On the placard, you will find a tab that allows you to purchase the land. After clicking on the tab, you can select whether you are a free company buyer or a private buyer.
Keep in mind that you need to confirm the purchase before it is finalized. Once the purchase is complete, you will be able to build on the land.
Building in FFXIV
In order to build in FFXIV, you need to purchase a plot of land and you have to acquire a construction permit. You can purchase the construction permit by opening the housing menu and selecting the “Estate Hall” option.
There are different construction permits available, each of which allows you to build with a unique material, such as stone, composite, and wood.
Once you have a construction permit, you can build an Estate Hall on your plot and you can acquire a range of decorations to place on your land.
